Pipe Replacement and Re-piping

There is a point where patching the same system for the fourth time costs more than replacing it. Most of this page is about how to tell where that point is.

When patching stops making sense

Individual repairs are the right answer most of the time, and we would rather do a repair than sell a project. They stop being right when failures follow a pattern: same run, same fitting type, same material, on a shortening interval. Two pinholes in a copper line five years apart is bad luck. Three in eighteen months means the pipe wall has thinned along its length.

The other version is a system where the repair does not address what is wrong. Cutting out a leaking section of galvanized leaves one clean piece in a line that is otherwise scaled shut, and the threaded joints either side often start weeping within a year.

We will tell you which of those you have, and scope a full replacement so the comparison is honest. Then you decide. Patching to get through a sale, or until a renovation opens the walls anyway, is a reasonable choice.

The materials that bring people to this page

Galvanized steel supply piping was standard in Toronto houses built before the war and into the fifties. It corrodes from the inside until the bore of a half-inch pipe is a fraction of what it started as, worst at the threaded fittings. The symptoms are pressure that faded over years rather than overnight, hot worse than cold, rusty water on the first draw, and a shower that dies when someone runs the kitchen tap.

Kitec generates the most phone calls. It is a PEX-aluminum-PEX pipe with brass fittings, installed widely in Canada from the mid-nineties into the mid-2000s, often with a manifold or in-floor heating. The fittings dezincify, the pipe itself can degrade, and failures tend to be sudden rather than a slow drip. It matters beyond the plumbing: insurers ask about it, home inspectors flag it, and it comes up on resale. Look for orange and blue pipe with brass fittings near a manifold or the water heater, marked Kitec, KTC, PlumbBetter or WarmRite.

Polybutylene, the grey or blue plastic supply pipe used from the late seventies into the mid-nineties, fails at the fittings the same way. Cast iron is the drainage side of the story. It rusts from the inside, and from the outside at the base where the stack meets the floor and sits in a permanently damp spot. In semis and rowhouses across the old city we find stacks that look sound at eye level and are paper thin behind the wall.

Copper or PEX

Both are good pipe. They are good at different things, and anybody who tells you one of them is simply better is selling something.

Type L copper is rigid, indifferent to heat and UV, and can run exposed in a mechanical room or a garage with no protection. It costs more in material and labour, every joint is soldered or pressed, and it suffers erosion-corrosion where pressure is high or a run is undersized. Pinholes are a copper problem, not a PEX problem.

PEX-A is flexible, tolerates a freeze better because it can stretch a little, and can often be pulled through existing cavities. On a re-pipe that decides how much of the house gets opened, which is most of the cost. It has to be kept out of sunlight and away from direct heat, and it needs the right expansion tool and fittings rather than whatever is on the shelf. We normally use both in the same building: PEX for the long concealed runs, copper for exposed mechanical areas and the water heater connections.

What a re-pipe does to the building

This is the part that gets glossed over. Replacing supply piping means access wherever the pipe changes direction, connects to a fixture, or passes through a wall or ceiling. In a finished house that is a lot of holes, in surfaces that will need a drywaller and a painter. We cut the smallest access we can, but a plumber cannot promise the drywall goes back the way it was.

Water is off during working hours while the new distribution goes in, and we bring it back at the end of the day wherever the stage of the work allows. Phasing is possible, a floor at a time, or supply now and the stack when the bathroom is renovated. It costs more overall because some setup gets repeated, and it is still the right decision for plenty of people.

Replacing water distribution or drainage piping generally requires a plumbing permit and an inspection. We pull it under our City of Toronto plumbing contractor licence and schedule the inspection. Having that on record matters at resale.

How do I know if I have Kitec pipe?

Look at the water heater, the manifold, or wherever pipe is visible in a mechanical room. Kitec is orange for hot and blue for cold, with brass fittings, and the pipe is usually printed with Kitec, KTC, PlumbBetter, IPEX AQUA, WarmRite or AmbioComfort. Homes and condominiums built or renovated between roughly 1995 and 2007 are the ones to check. Send us a photo if you are unsure.

Can a house be re-piped without opening every wall?

Some of it, yes. PEX can often be pulled through existing cavities, which cuts down the openings considerably compared with rigid pipe. Access is still needed at fixtures, direction changes and wall penetrations. How much gets opened depends on the layout, the age of the framing and whether the ceilings below are finished. We walk the building and show you where the cuts would go before quoting.

Should I use copper or PEX?

Copper for exposed runs, mechanical rooms and connections at the water heater, where rigidity, heat and UV all matter. PEX-A for long concealed runs, because it goes in with far less demolition and handles a freeze better. Most of our re-pipes use both. Anyone recommending one material for every situation without looking at your building is not doing the assessment.

Will I be without water while the work is done?

During working hours, yes, in the areas being worked on. We restore service at the end of the day whenever the stage of the job allows it, and we plan the sequence so a bathroom and the kitchen stay usable as long as possible. On larger jobs we will tell you in advance which days will be the disruptive ones.

Do I need a permit to replace plumbing?

Replacing water distribution or drainage piping generally does require a plumbing permit and an inspection. We apply for it under our City of Toronto plumbing contractor licence and arrange the inspection as part of the job. Skipping the permit tends to surface at the worst time, usually during a sale or an insurance claim.

Can I just replace the section that keeps leaking?

Sometimes that is exactly right, particularly when the rest of the system is a different and healthier material. It is the wrong call when the failing section is representative of everything else, as with galvanized supply or Kitec fittings, because the repair leaves the cause in place.
