Frozen and Burst Pipe Repairs

If a pipe has already let go, what you do in the first few minutes matters more than how quickly anyone arrives. Shut the water off first, then read the rest of this.

If a pipe has burst, do this first

Shut the main off. In a house it is normally on the front basement wall where the water service comes through the foundation, within a metre of the meter. Turn it clockwise until it stops. If it will not budge, do not put a wrench on it and lean on it, because an old gate valve that snaps off makes a bad situation considerably worse.

Then open the lowest tap in the building, usually a basement laundry tub or utility sink, and open one on the top floor as well. That drains standing water out of the piping and takes the pressure off the split so it stops feeding the leak. Water will keep running out of the break for a minute or two while the lines empty. That is normal.

If water has reached light fixtures, outlets or anything else electrical, shut those circuits off at the panel before going near the wet area. If you cannot reach the panel safely, leave it and call an electrician or the utility. Photograph the damage before cleanup starts, because that is the first thing an insurer asks for.

  • Close the main shut-off valve, gently
  • Open the lowest tap in the building and one on the top floor to drain the lines
  • Cut power at the panel to any circuit serving a soaked area
  • Move what you can out of the water and lift anything sitting on wet flooring
  • Take photos before anyone starts cleaning up
  • Call, rather than waiting on a web form

Why pipes actually burst

The ice does not split the pipe. Water expands as it freezes and forms a plug, and that plug grows along the pipe toward the closed fixture at the end of the run. The water trapped between the advancing ice and that closed tap has nowhere to go, so pressure in the trapped section climbs until the weakest point gives out. That failure point is often well away from the frozen section, sometimes in a heated part of the building entirely.

It is also why so many bursts get discovered on the thaw rather than during the cold snap. The pipe splits while it is frozen and the ice keeps the opening sealed. Water starts moving once the temperature comes back up, frequently with nobody home, and the first sign is a ceiling coming down.

Copper splits along its length, often further than people expect. PEX has some give and survives a freeze better than copper does, but the brass fittings do not, and neither do valves, hose bibs or water meters.

Where it happens in Toronto homes

Nearly always in the same handful of places. Supply lines running through an exterior wall cavity with the insulation on the wrong side of the pipe. Pipes crossing an unheated garage ceiling to feed a bathroom above. Crawl spaces and cold cellars with a vent left open in November. Additions and sunrooms built over open joists. Older houses in the old city are the worst for it, because runs went wherever they fit rather than wherever they belonged.

Hose bibs are the most common burst in the GTA and the most preventable one. A garden hose left connected in the fall holds water at the bib, and even a frost-free sillcock cannot drain with a hose still on it. The pipe splits inside the wall in January. Nobody knows until the tap is opened in April and water pours into the basement.

The other reliable pattern is an empty building with the heat turned down: a vacant listing, a unit between tenants, a house closed up for February. There is a difference between saving on heat and paying for a repipe and a restoration crew.

Thawing safely, and stopping a repeat

Never use an open flame. A torch on a frozen line is how houses catch fire, and it also flashes trapped water to steam, which can burst the pipe on the spot. Heat the space instead of the pipe. A space heater in the room, cabinet doors left open, a hair dryer moved slowly along the run. Open the tap that pipe feeds first, so meltwater has somewhere to go and so you can see the moment flow returns.

Once it runs, check the whole line before walking away. A pipe that froze may already be split and only looks intact while the ice is holding it shut.

The repair itself is usually straightforward. The useful part of the visit is working out why it froze, and that is generally fixable: insulating the run with the insulation between the pipe and the cold rather than behind it, air sealing wherever the cold air is actually getting in, rerouting a vulnerable section into conditioned space, changing a hose bib for a frost-free model with an interior shut-off and bleeder, or running self-regulating heat trace where rerouting is not practical. Wrapping insulation around a pipe with cold air blowing across it only slows the freeze down.

A pipe is frozen but has not burst. What should I do?

Open the tap that line feeds and leave it open, so pressure cannot build behind the ice and you can see when flow comes back. Warm the space with a heater or a hair dryer, never a flame. Keep a hand on the main valve. Leaving a small trickle running at the fixture at the end of a vulnerable run helps during a cold snap, but it is a stopgap, not a fix.

Where is my main water shut-off?

In most Toronto houses it is on the front basement wall where the service enters through the foundation, close to the water meter. In condominiums and apartments it may be in a closet or behind an access hatch. Find it now, show everyone in the building, and confirm that it actually turns before you need it in a hurry.

Why did the pipe split somewhere that was not even frozen?

Because the ice plug is not what breaks the pipe. As the plug grows, the water trapped between it and a closed fixture cannot go anywhere, and the pressure in that trapped section rises until something fails. The weakest point might be a fitting several metres downstream in a warm part of the house. That is why we check the whole run, not just the cold section.

Can you thaw a pipe inside a wall?

Often yes, by getting heat into the cavity and working the run from the accessible end. Sometimes the only way to reach it is to open a small access, and we would tell you that before cutting. If the pipe is already split, thawing releases the water, so the main stays off until the repair is done.

Do you take calls outside business hours?

Our hours are Monday to Friday, nine to five, with Saturdays by appointment, and we are closed Sunday. We do not advertise a 24-hour service and we are not going to pretend otherwise. Messages left outside those hours are returned the next business day. If a pipe is releasing water right now, shutting the main off stops the damage regardless of when anyone can attend.

Will insurance cover a burst pipe?

Policies vary and your insurer decides. Sudden failures are treated differently from long-running seepage, and many policies have conditions about heat being maintained in a vacant property. Call your insurer before repairs begin, since most want the claim opened first. We can supply photos and a written description of what failed for the adjuster.
